Four Steps to a Water Management Plan 

  1. Form a Team: Identify the key personnel at your facility responsible for water safety, including facilities management, infection prevention, and outside water treatment partners. 
  2. Analyze: Evaluate your building’s water system to identify areas where Legionella and other waterborne pathogens could grow and spread. This includes mapping water flow, identifying dead legs, and assessing temperature controls. 
  3. Test: Establish a routine testing protocol for Legionella and other waterborne pathogens to validate that your control measures are working. 
  4. Correct: When results fall outside acceptable limits, take immediate corrective action. Your plan should include predefined response procedures so your team can act quickly. 

Who Needs a Water Management Plan? 

Healthcare facilities — Hospitals, long-term care facilities, assisted living communities, and other healthcare settings face the most rigorous compliance requirements. CMS requires these facilities to have water management programs in place, and state surveyors review them during routine inspections. 

Commercial and industrial facilities — If your building has a cooling tower, hot water system, decorative fountain, or other water features, ASHRAE Standard 188 outlines when a water management plan is required. Even outside of healthcare, a solid plan protects your occupants and reduces liability.
